The Charter One Leadership Team
John W. Balliett, Chairman and CEO
John has been involved in the hospitality industry as an owner, manager and entrepreneur since 1981 when he formed Charter One.
John graduated from Grove City College with a Bachelor of Science in Physics in 1969 and went to work for Eastman Kodak while continuing his education at the University of Rochester. Leaving Kodak, he joined Coherent Radiation as Manager of the Applied Optics Department before becoming Director of Marketing for their TROPEL subsidiary based in Fairport, New York. In 1973, he formed Quality Measurement System, Inc., which was sold to a fortune 500 company in 1978 when he relocated to Sarasota, Florida. There he became involved in several business and real estate investments before founding Charter One in 1981.
Under his leadership, Charter One has grown to a hotel management company with gross revenues of $45,000,000, employing over 800 people.
John holds several patents, has written numerous articles and is listed in "Marquis Who's Who in America". John is a licensed mortgage broker, acts as a court appointed receiver, and is active in his church.
Scott Busby, President & COO
Scott is responsible for the leadership and continued development of Charter One and works with John Balliett on developing new strategic initiatives. Scott has a background in the development of dynamic revenue focused team based cultures, product development, marketing, and operations.
Prior to joining Charter One, Scott was Executive Vice President & CAO at Lifestyle Family Fitness, one of the top 20 fastest growing retail fitness companies in the world located in St. Petersburg, Florida. During his time with Lifestyle Family Fitness, the organization tripled in size and grew to fifty-five properties in four states.
Scott was also a founder and key player in the startup and development of one of the most highly successful and well respected Human Resources Outsourcing (HRO) companies serving the small and medium size business marketplace prior to joining Lifestyle Family Fitness.
Patrick Shine, Vice President of Business Development
Patrick is responsible for the continued growth of the company through acquisition of third party management agreements and development of strategic alliances. Prior to joining Charter One, Patrick acted as a consultant and trusted advisor to the hospitality industry for over 23 years spearheading critical development, marketing, and turnaround projects for franchise partners, management companies, and hotel ownership groups.
Pamela Chaisson, Vice President of Team Services
Pam has over twenty years of experience with a comprehensive and strategic understanding of Human Resource Management, Employee Relations, Compliance, and Organizational Change. She oversees compliance of all internal HR standards, processes, policies and procedures. Pam has held Human Resource Management positions with Gevity and Gorham Manufacturing. She is a graduate Providence College and is a Certified Human Resource manager (CHRM).
Dawn Milhous, CHA, CRME - Director of Revenue Management
Dawn is responsible for all revenue management and e-commerce activities for Charter One's portfolio of independent, branded, full-service and select service hotels.
Prior to joining Charter One, Dawn was the Corporate Director of Revenue Management at Coastal Hotel Group where she provided strategic direction, training and support to all properties in the Coastal portfolio.She also spent six years as Regional Director of Centralized Revenue for Hyatt Hotels & Resorts honing her revenue management skills.
In addition to property and regional revenue management positions with Noble Investment Group, Intercontinental Hotels Group and Marriott Vacation Club, Dawn served as Front Office Manager, Director of Sales and General Manager.
A graduate of the University of Florida, Dawn also earned an M.A. in Economics and in 2012 her PhD from Georgia State University.
Sherry Bartley, Regional Director of Operations
Sherry is responsible for hotel operations, leading new hotel openings, GM transitions, and performance improvement programs with focus on existing and newly acquired hotels in the portfolio.
She is a change agent with a proven track record of financial turnarounds, repositioning and stabilizing property performance, growing market share, maximizing profitability; and has superior skills in hotel operations, sales & marketing, performance management, guest satisfaction, quality assurance, and project management.
Most recently she was the Vice President of Operations for the Liberty Group and directed the nation-wide team responsible for day-to-day operations and financial performance of the company's portfolio of hotels.
Henry Piarrot, Regional Director of Operations
Henry has been in the hospitality business since he was a boy in New Orleans and catered over 200 weddings before he was even 30 years old. Henry possesses a wealth of experience and brings more than three decades of award-winning operating experience with full, select-service, and independent hotels and resorts.
Henry's background includes the opening, re-opening and conversion of many hotels and resorts as well as operating and repositioning full-service properties across the US and Caribbean. His hands-on experience as a previous General Manager and Director of Food & Beverage combine strongly with his regional leadership style resulting in a balanced approach to hospitality management with a focus on driving a strong service culture and exceptional bottom line performance.
Henry has operated hotels under a wide variety of brand families, including Marriott, Hilton, InterContinental, Choice Hotels and more. Henry's team recently won 6 County awards, 2 State awards and 6 Platinum Awards within the Marriott Brand.
Melissa Masiello, Director of Accounting Services
Melissa has overall responsibility for the day to day operation of our national Accounting Services team.
Before joining Charter One, Melissa was with TriNet HR and led the team that oversaw payroll operations for 8,000 clients nationwide. Melissa was responsible for continuous improvement through root cause analysis and was an integral part of the merger, acquisition, and integration team.
Melissa graduated from the University of South Florida with a Bachelors in Interdisciplinary Social Sciences.
Kevin Zern, CHA - Director of Hotel Renovations
Kevin directs the conversion, improvement, and renovation of all existing and acquired properties. He is responsible for the generation of design requirements, project budgeting, securing and managing all architects, engineers and designers, and managing contractors throughout all construction phases
Kevin brings both an operational perspective and hotel renovation expertise to every step of the planning and decision-making process. He has twenty years of hands on hotel operations experience and was previously the Director of Operations for Landmark Hospitality where he was responsible for renovation, repositioning, and new hotel openings.
Kevin's extensive experience and service orientation enable him to provide clients with exceptional renovation services in a quick turnaround environment, minimizing impact to hotel guests and the property's bottom line.
Kevin earned his Certified Hotel Administrator (CHA) distinction in 2002 and has a Bachelor of Science from Pensacola Christian College.
Rachel Ward, Regional Director of Human Resources - Northern Region
Rachel leads team services, sourcing, recruiting and team member development for our full service hotels in the Northern Region.
Rachel has over 15 years of experience in the staffing and HR field. She was a general manager at a national restaurant and in her last position, Rachel was an Assistant Vice President - Corporate Recruiter with Bank of America.
Rachel graduated from Keuka College with a Bachelor of Arts Degree in Psychology.
